Contractors employed by the District must provide
project insurance as listed below:
1. Workers’ compensation--Employer’s Liability
(per accident and aggregate disease)......$100,000. The Owner shall
be named jointly with the Contractor in all policies, all of which
shall be open to his inspection. If the Contractor fails to show
them on request, or if he fails to effect or maintain insurance as
above, the Owner may insure his own interest and charge the cost
thereof to Contractor. If the Owner is damaged by failure of the
contractor to maintain such insurance, he may recover as stipulated
in the contract for recovery of damages.
2. Comprehensive General Liability--Include
Independent Contractor’s Liability; Contractual Liability;
Completed Operations and Products Liability on all the occurrence
basis, with Personal Injury coverage, Owner’s Indemnity and broad
form Property Damage except remove the "XCU" exclusions.
Maintain completed Operations Liability for at least two years after
the completion of the contract.

The required insurance must be written by a
company licensed to do business in Texas at the time the policy is
issued. In addition, the Company must be acceptable to the Owner.
Certificates called for shall be furnished in duplicate and shall
specifically set forth evidence of all coverages. The Contractor
shall furnish to the Architect copies of all endorsements that are
subsequently issued amending coverage or limits. The Contractor
shall either:
a. Require each of his
subcontractors to procure and to maintain during
the life of his
Subcontract, Subcontractor’s Comprehensive General
Liability,
Automobile Liability, and Property Damage Liability
Insurance of the
type and in the same amounts as specified in this
Subparagraph; or
b. Insure the activity of
his Subcontractors in his own policy.
3. Owner’s Liability Insurance--The contractor
shall purchase and maintain
Builder’s All Risk Insurance in the amount of
100% of the contract sum,
protecting the Owner and holding the Owner
harmless against claims
which may arise from operations under this
contract.
4. Property Insurance--Until the work is completed
and accepted by the Owner, the Contractor shall purchase and
maintain property insurance upon the entire work at the site to the
full insurable value thereof.
